For years, we focused purely on commercial and industrial sales and leasing. But over time, our long-standing clients, many of whom we’d helped buy or lease their properties, kept asking the same thing: “Can you manage this for us too?”

So, in 2015, we expanded our services to include property management, building on the relationships we already with existing clients. What began as a single team member managing a few sites has grown into a full-time, specialist team managing properties right across Auckland. We now look after everything from retail stores and education facilities to 18,000sqm logistics warehouses and more.

Yes, and we make the process simple.

Yes. We provide regular, clear financial reports and maintain secure records of all property-related documents for your easy access and peace of mind.

We prepare an annual OPEX budget that sets out all recoverable property outgoings in line with the lease — such as rates, insurance, maintenance, and compliance costs. This budget is shared with both you and your Tenant(s), and at the end of the financial year we complete a full reconciliation. Any surplus or shortfall is either credited or invoiced accordingly, and you’ll receive a clear breakdown of all actual costs.

Alternatively, if you’d prefer not to use a budget system, we can implement a direct on-charge structure. This means actual invoices for property outgoings are passed directly to the Tenant(s) as they arise, meaning there is no year-end wash-up.
